Settle the papers first

Prepare the home and the photos
Declutter, daylight, the honest strong-room-first gallery — the photo set is your first viewing.
Publish a complete listing
Real floor area, honest flood zone, payment options — complete listings rank and convert measurably better.
Work the enquiries
Reply inside a day (your response time is public), confirm viewings through the panel, and follow up once — politely.
Negotiate and take earnest money right
Offers and counters flow through the panel; earnest money only ever moves against a signed acknowledgement.
Close and transfer
Notarised deed of sale, your CGT within 30 days, the buyer's DST and transfer — then mark the listing sold so watchers know it closed.
