Three Philippine-specific lists — viewing day, move-in week and the document trail. Print any card and tick the boxes off on paper.

Viewing day

Carry this to every viewing — the checks that separate a good home from a good listing.

Outside

  • Roof, gutters and exterior walls
  • Flood signs — water lines on posts, raised thresholds
  • Drainage around the lot
  • Street access and parking
  • Neighbouring lots and noise at this hour

Inside

  • Run all taps at once — pressure check
  • Flush every toilet
  • Open windows; look for water stains at ceilings and under sinks
  • Cracks wider than a hairline
  • Phone signal room by room
  • Breaker panel age and enough outlets
  • For condos: hallway upkeep, elevator, dues notice board

Ask the seller

  • Title — a photocopy is fine at this stage
  • Tax declaration and latest RPT receipts
  • Monthly dues and any pending assessment (condos)
  • License to Sell number (pre-selling projects)
  • What stays — appliances, fixtures, parking slot

Move-in week

The week the keys arrive — utilities, clearances and the handover details.

Days ahead

  • Meralco service application — settle meter arrears
  • Water district transfer
  • Internet install booked
  • HOA/condo move-in clearance and elevator slot
  • Truck and gate pass arranged

Handover day

  • Photograph every meter reading
  • Check promised appliances, fixtures and parking
  • Collect all keys, remotes and access cards
  • Change or rekey the locks
  • Signed handover acknowledgment listing included items

After

  • Track the title transfer — CAR, then the new title
  • File the new tax declaration at the assessor
  • Update address: bank, employer, IDs
  • Register with the HOA and set up dues payments

Before offering

  • Certified true copy of the title (pull it yourself)
  • Tax declaration matching the title
  • Latest RPT receipts
  • Seller ID matching the titled name — or a verified SPA
  • License to Sell (pre-selling)

Agreement

  • Signed earnest-money or reservation acknowledgment
  • Contract to sell (instalment deals) or agreed terms in writing
  • Loan approval or proof of funds

Closing

  • Notarised deed of absolute sale
  • CGT/DST payment receipts and BIR CAR
  • Registry of Deeds registration and the new title
  • New tax declaration in the buyer's name
