— Round 4 — buyer depth & market intelligence (PLAN-100-R4)
- New affordability tool at /affordability (+ GET /api/affordability): income, debts and down payment in — max home price and cash-needed out, linked into a capped search.
- Detail pages grew an "est. ₱/mo" and "est. cash to close" beside every price, a public demand line (30-day views · saves), grouped amenities, a price-position gauge, on-this-page nav and a buyer micro-FAQ — identical on the SSR page and the storefront app.
- Saved homes can carry a target price: the hourly sweep notifies you once when a listing drops to your number, plus a "was ₱X" marker when the price moved since you saved.
- Results gained a grid/list toggle, an "est. monthly ≤" filter, quick-question enquiry chips, hide-this-home cards, share-search copy-link and an accessible result-count announcer.
- Owners see per-listing saves and local competition, can bulk pause/relist, duplicate a listing, snooze follow-ups (+1/+3/+7d), mark all enquiries read, and get an open-house guest list with headcounts.
- Market pages: /regions and /region/[slug] browse, market-temperature chips on /trends, a cheapest-cities table, days-to-sell and sold-vs-ask medians on /sold and /compare/cities, and "new this week" on area pages.
- Content: five PH buyer guides under /guides (condos, closing costs, title checks, Pag-IBIG/bank financing, foreign-buyer rules) plus a 24-term /glossary, all cross-linked from help and the footer.
- Accessibility & perf: aria-current nav marking, reduced-motion coverage, a focus-trapped filter sheet, lazy gallery lightbox, ?lite=1 card feed, honest Cache-Control on public APIs and 24px touch targets.

- Seller flags: "Price negotiable" and "Urgent sale" chips on publish, cards and detail pages, with matching search filters.
- Search grew a dozen new feature filters — pet-friendly, furnished, elevator, balcony, gated community, near MRT/LRT, newly built, owner financing and open-house-today.
- Autocomplete suggestions for the search box (cities, areas, developers, types) via /api/suggest, plus typo tolerance and a synonym dictionary.
- Detail pages now show anonymised demand ("N buyers have made an offer") and data-backed negotiation guidance where the market supports it.
- Fullscreen gallery gains drag-to-pan while zoomed, on top of the existing keyboard/swipe/tap-zoom controls.
- New public pages: /stats, /status, /changelog, /developers, /accessibility, /transparency and /guidelines, plus security.txt and humans.txt.

- Market snapshots: monthly median ₱/m² per city and type, /trends pages and a monthly market report e-mail.
- Agent trust tiers, agent reviews with replies, and "usually replies in ~Nh" response-time lines.
- Fraud heuristics flag suspiciously cheap listings on the detail page and in the admin queue.
- Saved-search alerts, price-drop notifications and listing drafts sync to your account.
