Pag-IBIG and bank financing for home buyers

The number lenders actually check
Every Philippine lender works from your debt-to-income ratio — the share of gross monthly income already spoken for by debts. A common ceiling puts total debt service (new amortization included) near 30–35% of gross income. That is why a buyer earning ₱100,000 with a ₱15,000 car loan can carry a much smaller mortgage than the salary alone suggests. The affordability tool computes exactly this.
Pag-IBIG housing loans
The Home Development Mutual Fund (Pag-IBIG) lends to contributing members — currently up to ₱6 million under the Affordable Housing and regular programs, with subsidised rates for minimum-wage earners and socialised housing segments. Eligibility needs at least 24 months of contributions (payable in lump sum to catch up) and membership in good standing.
Pag-IBIG rates have historically started lower than bank rates for the first re-pricing period, but the loan reprices after the fixed window — plan for the adjustment, not just the teaser rate.
Bank mortgages
Universal banks offer 5–30 year terms with 1–5 year initial fixing periods. Expect to put 20% down (the loan-to-value standard), plus the processing and appraisal fees banks charge up front. Approval needs income documents: ITR, payslips or COE for employees; audited financials and DTI/SEC registration for the self-employed.
Rates move with the market — the calculator default on this site is an illustrative 7%, not a quote. Always compare at least two banks on the fixed rate, the repricing terms and the total fees.
A realistic sequence
Get a loan pre-qualification before seriously offering — it fixes your honest budget and makes offers credible. Reserve the unit, submit full documents, wait for appraisal and approval, then sign the loan and deed of sale together so the bank's release funds the seller payment. Keep three months of amortization in reserve after cash-to-close.
